CONTRACT
ADMINISTRATION STAGE
- Preparation of documents as required for contract signing and for
construction
- Approval of contractor's detailed construction programme and cost
break up by trade where required
- Attendance at site meetings as required
- Inspection of the works to ensure that they are in accordance with
the contract documents
- Resolution of details as the job progresses
- Review of builder's shop drawings where required.
- Assist Client(s) with selection of colours, finishes, fittings and
fixtures as required, and provide schedules of these
- Issue of instructions to the contractor
- Issue of notices and certificates as required by the contract
- Coordination of consultants as required
- Regularly inform Client(s) on time, cost and progress
- Throughout the construction stage we regularly review time, cost and
progress, and run a set of spreadsheets that report on:
- moneys to be paid by the proprietor to the builder
- the amount of money to be retained from the builder as
security as the work progresses
- a Contract Statement showing the initial contract sum,
any approved adjustments, and the adjusted contract sum
- approved extensions of time and adjusted completion dates
- running tally of money certified against each trade
- summary of variations to the contract, including their origin,
approval status, and the amount certified
- summary of expenditure against monetary allowances
- Prepare lists of items required for Practical Completion (handover)

- Prepare list of defects at the end of the Defects Liability Period
- Assessment of final contract account and contractor's Final Claim
- Issue of Certificate of Final Completion on rectification of all outstanding
defects.
